Malaysia Iskandar, Johor Bahru 依斯干达特区的魅力艳光四射

从2012年开始,依斯干达特区的魅力艳光四射,引发国内前所未见的产业投资热潮。
这里无疑已是国内外买家的投资焦点后,甚至被形容为“大马深圳”。
这个大马版的深圳,能否像中国的深圳一样发光发热?靠的不是大马政府而已,还有更多来自私人界的力量,当然更重要的就是外资的支持了。
主题乐园及国际学府吸引目光大马深圳散发无限魅力
玲珑集团在1990年推介依斯干达发展计划后,政府和私人界默默开垦这块土地。默默耕耘多年后,直到2012年,大型的建设和外来投资落实,才渐渐成为大家的焦点。
去年,乐高乐园(Legoland)、公主港家庭主题乐园(Puteri Harbour Family Theme Park)和数家国际教育机构逐渐落成启用后,依斯干达特区顿时散发潜力十足的投资商机,点燃了这股投资热潮的火线。
联昌国际投资研究主管黄大任说:“依区的主题乐园和学府不但将人潮带到依斯干达,也把投资者目光带来这里。”
除主题乐园和学府外,他也认为柔佛名牌直销店(Johor Premium Outlet)和松林制片厂(Pinewood Studios),也是推动这股投资热潮的催化剂。
狮城外资最踊跃
事实上,依斯干达早在数年前开始受到外资的瞩目,首阶段(2006年至2010年)招来的外资不但超越了目标的49.7%,第二阶段(2011年至2015年)时,更在短短的一年内(2011年至2012年),录得730亿令吉总目标的50.4%。
当中,以来自新加坡的外资最为踊跃。截至去年10月份,新加坡投资者贡献了超过40亿令吉的资金。
黄大任表示,马新两国政府决定联手打造总值300亿令吉的吉隆坡———新加坡高速火车计划消息,不但奠定了依斯干达“大马的深圳”
地位,更进一步激起了外资,尤其是新加坡的投资者涌入该区。
“马新两国在这些年来,经历过很多具争议性的两国课题后,现在的关系可说是前所未有的密切。”
筹备通新加坡捷运轮船
除了高速火车,依斯干达通往新加坡的捷运或轮船工程计划也在筹备中。
国内通往依斯干达的交通提升计划也正在进行,包括增建新高速公路和捷运。
黄大任针对依斯干达目前成就和未来发展计划表示,国库控股的功劳很大。
“国库控股拥有全国最顶尖的人才,为依斯干达发展做最完善的规划。”
除了拥有顶尖团队作为发展后盾,依斯干达本来就处于具策略性的地理位置,不但与寸金尺土新加坡毗邻,更位于亚洲各国中心点。
“从依斯干达飞往亚洲经济蓬勃发展国家,仅需最久8个小时的航程。”
投资亚洲 大马最乐观
根据宏利人寿保险(MANULFE)的“亚洲投资者情绪指数”调查显示,大马投资者乐观程度仅次于印尼,两国的投资信心较其他亚洲国家,如中国、新加坡和日本高。
调查显示,印尼和大马投资者偏好现金和产业投资,对于股票投资的兴趣不如香港和日本高。
“从投资的角度来看,没有任何一个地方比亚洲更值得投资、更有商机。”
70%的受访者认为,现在是投资房地产的最佳时机;62%的大马投资者却认为,两年后的市场发展会更佳。
另外,有41%的大马投资者认为,现在的房地产市场较两年前更蓬勃,但7%的投资者却抱着相反的看法。整体来说,大马投资者目前偏好持有现金,不愿意冒险投资股票,并认为现在是置业投资的最佳时机。
首季吸50.6亿新投资
截至今年首季,依斯干达区吸引总值50亿6000万令吉的新投资总值。
从2006年至今年首季为止,特区共录得1113亿7000万令吉投资总值,64%来自大马投资者,36%则是来自国外投资者。
2013年首季,依斯干达继续受到国内外投资者的追捧,显示了投资者对其前景信心。
根据印尼、中国、印度和海湾合作委员会(GCC)的报告,该组织的成员国投资者对大马的投资兴趣指数,预料未来会有更多外资涌入依斯干达。
资料显示,依斯干达制造业获得最高的累计投资金额,总值为353亿3000令吉,房地产发展项目总值404亿2000万令吉。
政府主导的公共建设工程,不但让依斯干达发展更完善,也是支持各领域投资和发展的重要后盾。
发展商磨拳擦掌
全国和外资聚焦依斯干达特区,不管是大是小,发展商无不想赶搭这趟列车。因此,除了多年来在柔南活跃的发展商,更多原本在中马较强的发展商也竞相到这里大手笔购买地段,同时快步推出盘楼。
马星 The Meridin 热卖
马星集团(MahSing,8583,主板产业股)去年登上柔佛产业销售额第3高排行榜,录得2亿5000万令吉的销售额。
来到2013年,马星集团对旗下位于Medini的公寓计划信心满满,放眼录得6亿900万令吉的销售额。
The Meridin@Medini首2座公寓于5月11日抽签,595个单位中,75%被预订,目前,认购率达87%。
马星眼见销售大热,顺势将第3座公寓楼也开盘发售,价格从75万7000令吉起,据悉销售业务不俗。
这3座公寓是The Meridin首期发展计划,发展总值达5亿令吉。
第二期则包括住宅、商业大楼和零售单位综合产业计划,发展总值达6亿令吉,料于未来数季陆续推介。
实达 Sky88售罄
实达集团(SPSETIA,8664,主板产业股)在柔佛拥有超过1000英亩土地和7个发展计划。
其中一些计划在依斯干达区域内,并有一个城镇计划位于努沙再也里。
实达集团产业在柔佛扎根多年,为该州多年来的主要发展商。
不过,实达集团去年成功在柔佛房地产市场创造了售价新记录,旗下Setia Sky88高级公寓发售价为每平方尺900令吉至1400令吉,是当地有史以来最高的价钱记录。
“虽然售价创新高,但Setia Sky88却获得空前欢迎,单位全数售空。
UEM 阳光地库惊人
UEM阳光(UEMS,5148,主板产业股)在柔佛拥有8426英亩的土地。
当中,有7166英亩土地位于努沙再也,为国内拥有最多柔佛土地的发展商。
尽管UEM阳光进入柔佛市场的时间不及实达集团长久,但销售额却在去年迎头赶上,录得18亿令吉的销售额,成为该州之冠。
东家 房地产新星
东家(E&O,3417,主板产业股)今年被视为柔南特区房地产的新星。
黄大任指出,该公司今年将推出总值30亿令吉的城镇,占地210英亩,相信会受到市场关注。

The Sanderson Suites, Villas

Built on Higher Ground than Villa Park

We were recently informed that The Sanderson is to be built on higher ground and since it is Bukit Serdang, we were unsure what was meant by that.  Visiting the site, we noticed that the road leading to The Sandersonruns on the side of Villa Park and after viewing the location, we realised that it is significantly higher than Villa Park.

We believe this is how The Sanderson can justify the slightly higher psf pricethan Villa Park that is about to be handed over (Vacant Possession).


Project Site Status (Early August 2010)

The developer Newfields Sdb Bhd has indicated that their sales office will not be open until they have completed the show unit / on-site sales office and for those who are interested, here are some pictures on the status of the project with a few surrounding views.  The show unit / on-site sales office is being built near the entrance to The Sanderson and we believe it will be ready real soon as indicated by the pictures below.
